Roofing in Oran Park, on the Old Raceway

Oran Park is a town built on a racetrack. The circuit closed in 2010 and the release that replaced it kept the memory in the street directory — the main road, The Straight, runs along the alignment of the old start-finish straight, and the streets and parks carry the names of drivers who raced there.

Everything above those streets is Colorbond, on narrow lots, at modern pitches. Which makes the roofing here a completely different trade to the tile estates across the hills.

Where a new-estate metal roof leaks

Almost never in the middle of a sheet. The failures are at the edges, the junctions and the holes:

• Low-pitch alfresco skillions. Every sheet profile has a minimum pitch it is rated to. A near-flat roof over an outdoor area laid in the same profile as the main roof above it is the most common leak we see out here.
• Parapet and high-front facades. Water behind a parapet has to be collected and taken somewhere deliberately. The flashing and the box gutter behind it are doing all the work.
• Box gutters. They cannot overflow safely outward, so when one blocks the water goes inside the house. They need correct fall, a sump and an overflow.
• Screw washers. On the first homes built here the rubber washers under the screw heads have now had serious ultraviolet exposure and are hardening.
• Solar and skylight penetrations, often walked over since installation.

That whole list is metal and Colorbond roofing territory, and nearly all of it is repair work rather than replacement.

Gutters on a narrow lot

Narrow lots mean long side elevations, short gutter runs and very few places to put a downpipe. When a pergola, patio roof or garage extension gets added, the roof area feeding one outlet goes up and nobody recalculates. It drains fine until the first real storm. See gutter repair and replacement.
