Harrington Park Roof Repairs and Gutters

Harrington Park is built around its lake on Royal George Drive, with the reserves and gardens through Kensington Green and along Fairwater Drive giving the estate its character. It is one of the earlier master-planned releases on this side of the district, which means the roofs here have now had two decades of Macarthur weather.

That is exactly the age where metal roofs start asking for attention.

The twenty-year metal roof

The sheets are usually fine. What ages out is everything that seals them.

• Screw washers. Roofing screws seal through a rubber washer under the head. Sustained ultraviolet exposure hardens and shrinks that rubber until the head no longer seals, and then every screw on an exposed plane is a small open hole. Re-screwing a roof plane is cheap work; the ceiling damage from leaving it is not.
• Sealant at flashings. Apron and step flashings where a lower roof meets a wall rely on sealant that eventually cracks.
• Parapet and box gutter junctions. Common on high-front facades, and unforgiving if the fall or the overflow provision is marginal.
• Penetrations. Skylights, flues, vents and solar mounts, often walked over by several trades since handover.

That is metal and Colorbond roofing work, and it is almost always repair rather than replacement at this stage.

Tile roofs here too

Not every Harrington Park home is metal. Where there is concrete tile, the roof is at the age where ridge pointing is starting to craze and the surface coating has faded on the north and west planes. A clean, re-bed, re-point and recoat handles it: roof restoration.

Gutters and estate landscaping

The mature plantings through the estate and around the lake drop more into gutters than people expect from a newer suburb. Add an alfresco that was added after handover without a matching downpipe, and you get overflow in every serious storm. Worth measuring: gutter repair and replacement.
