Roofing in Elderslie, on the Nepean Flats

Elderslie sits between Camden and Narellan, running from the Nepean River flats up the slope, with Kirkham Park and a string of local reserves threading through it. The suburb had a railway station of its own from 1893 until the Camden branch line closed in 1963; the station is long gone but the alignment still shapes the street layout in places.

Old and new in the same suburb

Elderslie is genuinely mixed, and that is the main thing to understand before anyone quotes a roof here.

The older houses near the river end bring terracotta tile, early corrugated steel, verandah skillions at very low pitch, and sometimes a box gutter where an addition meets the original roof. These are careful-repair roofs, not rip-and-replace roofs. Terracotta is often still shedding water perfectly well under the moss, because the glaze does most of the waterproofing. Given the proximity to the Camden heritage conservation area, it is also worth checking whether a particular property carries heritage controls before changing material or profile.

The newer housing up the slope is brick-and-tile and, more recently, Colorbond. Standard age-related work on the tile — ridge re-bedding, re-pointing in a flexible compound, valley replacement — and screw, flashing and box gutter work on the metal.

River flats and water

The low ground near the Nepean takes concentrated rainfall, and gutters are the first thing to be found out. Correct fall, clear valleys and enough downpipes for the roof area feeding them matter more here than they do on a hilltop. Where an alfresco or patio has been added without an extra outlet, overflow in a real storm is close to guaranteed.
