Campbelltown City Council calls Bradbury the city's garden suburb, and the trees are the reason. Decades of established planting along the streets and in the back yards have grown into a genuine canopy — which is lovely to live under and hard on a roof.
Trees are the local variable
Everything that goes wrong with a Bradbury roof is faster because of what falls on it.
- Valleys dam up with gum leaves and bark, stay permanently wet, and the galvanised valley iron underneath rusts through from the base of the trough.
- Gutters fill, lose their fall, then overflow under the first tile course into the eaves instead of running to the downpipe.
- Moss and lichen take hold on the shaded southern roof planes, holding moisture against the tile surface.
- Branch strikes crack tiles and dislodge caps in a gust front, usually without anyone noticing until it rains.
None of that is a reason to cut the trees down. It is a reason to keep the valleys and gutters clear and to consider leaf guard, which turns an annual chore into an occasional one.
The roofs themselves
Bradbury is mostly single-storey brick with concrete tile, on rising ground south of the Campbelltown town centre. The usual age-related work applies: ridge and hip re-bedding, re-pointing in a flexible compound instead of the original rigid cement, valley replacement and tile matching.
Where the tiles are still sound beneath the moss, a roof restoration brings the whole roof back and resets the maintenance clock. It is the most common outcome here once the roof has been cleaned and properly assessed — and cleaning is precisely what reveals whether the tiles underneath are worth keeping.
