Airds was built almost entirely by the NSW Housing Commission, with the first residents moving in from 1978. It sits on the high eastern side of the Campbelltown valley, with the land dropping away toward the Georges River bushland, and much of it has been through a renewal program since.

For a roofer, the dates are the useful part. A suburb roofed inside a few years has a very predictable maintenance curve, and Airds is now well along it.

What a late-1970s tile roof needs

  • Ridge and hip re-bedding and re-pointing. The original rigid cement has had more than four decades of inland heat cycling. It cracks, drops out, and then the caps lose their line.
  • Valley replacement. Galvanised valley irons from this era are usually the first component to actually perforate, particularly where leaf litter has kept them permanently damp.
  • Tile replacement. Cracked, chipped and slipped tiles, with the usual challenge of matching a discontinued profile.
  • Flashing renewal at vents, flues and any wall abutment.
  • Sarking. Most roofs of this vintage have none, which is why they only leak in wind-driven rain. Localised sarking at a problem area is often part of the fix.

Where the tiles are still sound, that work is a roof restoration. Where they have gone brittle, it is a re-roof and we will tell you which after walking it.

The bushland edge

The eastern side of Airds faces the Georges River gorge and its reserves. That brings a heavier leaf and bark load into gutters and valleys, and it brings ember risk in a bad fire week. Gutter guard does double duty here: it keeps the valleys flowing and keeps dry fuel off the roof.
