Ambarvale went up in the 1980s on the rising ground south of Campbelltown, between Bradbury, Rosemeadow and St Helens Park. It is a suburb of single-storey brick-and-tile homes on decent blocks, with a high school and local shops at its centre, and the roofs are all within a few years of each other in age.
That shared vintage is the whole story for roofing here.
Where an Ambarvale roof fails first
The ridge line. Every time.
Those roofs were pointed with rigid cement mortar, and this part of Sydney gets the full inland temperature swing — hot afternoons, cool nights, repeated across forty summers. Cement pointing cannot absorb that movement, so it crazes, loses its grip and falls out in crumbs. Once the pointing is open the bedding underneath starts to go, and the caps begin to rock.
After that, in rough order: the galvanised valley irons, the flashings at any penetration, and the tile surface itself wearing back so the tile absorbs water.
Re-bedding and re-pointing with a flexible compound is a contained, affordable job while the tiles are still sound. Left for another few seasons it turns into roof replacement instead.
Wind on the high side
The southern suburbs sit higher than the Campbelltown valley floor, and exposed ridge-line streets take more wind than the sheltered ones. Lifted and slipped caps, peeled barge capping and whole tiles off a windward edge are all more common up here after a gust front. If you have found a tile on the lawn, there is almost certainly a gap where it came from.
