Roofing in Raby, Macarthur

Raby is the big-block suburb of the western side — wide streets off Raby Road, mostly single-storey brick homes on generous allotments, built through the 1980s. The blocks matter for roofing, because a sprawling single-storey roof has a lot more ridge, hip and valley metres than a compact two-storey of the same floor area.

Why roof area is only half the price

People are often surprised that two houses with similar floor plans quote differently. The variables that actually drive a roofing price are:

• Total roof area and the pitch it is laid at.
• Linear metres of ridge and hip needing re-bedding and re-pointing — and a rambling Raby roof has plenty.
• Number of valleys, each one a separate replacement job.
• Single or double storey, which decides the access and edge protection.
• Truck and ladder access around the block.
• How far water has already travelled into battens and framing.

The usual faults

Standard Macarthur tile-roof ageing: ridge pointing cracked apart by inland heat cycling, bedding mortar gone soft so caps rock, galvanised valleys corroding under leaf litter, and tile surfaces worn back so they absorb water rather than shedding it.
