Roofing at Menangle Park, by the Nepean

Menangle Park is the southern edge of the Campbelltown council area, out where the urban grid thins and the land falls away toward the Nepean River. It has long been known for harness racing, and more recently for a large urban release that has brought new housing onto the surrounding paddocks.

That gives the suburb an unusual roofing split: a handful of long-standing homes alongside a lot of roofs less than a decade old.

Older homes out here

The established housing is a mixed bag — some tile, some early steel, some additions that were built at a different time to the original house. Those junctions are where leaks live: the apron flashing where a lower roof meets a wall, a box gutter between two planes, a verandah skillion laid at a pitch its profile was never rated for.

On anything pre-1990, we also flag suspected bonded asbestos cement in eaves linings and outbuildings, so it is a priced line rather than a mid-job discovery. More than ten square metres of bonded material requires a licensed removalist who notifies SafeWork NSW beforehand.

The new estate builds

The new houses are Colorbond on narrow lots, and their issues are not the sheet. They are:

• Screw washers hardening under sustained ultraviolet exposure, so screw heads stop sealing.
• Flashings at parapets and the junctions of a high-front facade.
• Box gutters with no safe way to overflow outward, so a blockage goes inside the building.
• Downpipe capacity where an alfresco or pergola was added after handover.

All of that is metal and Colorbond roofing work, and much of it is cheap to fix early.

River flats and runoff

Being near the Nepean floodplain, this end of the district can take concentrated rainfall, and a gutter that has lost its fall will be found out quickly. Clear valleys, correct fall and an adequate number of downpipes matter more here than almost anywhere else on our list.
