Blairmount Roof Repairs on the High Ground

Blairmount was grazing country for Clydesdale horses before the suburbs reached it, and it is still one of the smaller, quieter pockets on the western rise of the Campbelltown valley, tucked between Claymore, Woodbine and Eagle Vale.

Exposure

Houses on the high ground take more wind than the valley floor. The consequences land on the ridge line and the gable ends: caps lifted or slipped, barge capping peeled back, tiles off a windward edge, flashings lifted where a lower roof meets a wall.

The underlying cause is usually age rather than the wind itself. Once bedding mortar has gone soft and the pointing has crumbled, a cap is only sitting there by weight, and a decent gust front will find it. Re-bedding and re-pointing in a flexible compound puts the ridge back together properly and makes the whole roof far less interesting to the wind.

Blairmount housing is late-twentieth-century brick with concrete tile, so the standard local scope applies: galvanised valley replacement, matched tile replacement, flashing renewal, gutter re-fall and downpipe capacity checks.

Where the tiles still ring solid, a roof restoration handles the lot and resets the maintenance clock. Where they crack underfoot, it is a re-roof and we will say so rather than clean and coat a roof that cannot take it.

Storm checks

Because this is a hail-prone part of Sydney, a post-storm inspection is worth doing even when nothing looks obviously wrong from the ground.
